INSURANCES
Customer segments and upselling potential
Challenge
Insurance companies often have a lot of customer data, but it is incomplete. The sales team is thus usually not sufficiently informed about the sales potential of the individual products.

Solution
Our self-developed spatial matrix, allows to easily describe the similarities of customers based on their residential address. Freely following the motto "Tell me where you live and I'll tell you who you are", own customer data can be better evaluated - without using privacy or sensitive data. The machine learning framework Edision, which was developed in-house, provides support in building a model and the corresponding interfaces.

Result
The sales and marketing team can now focus on those customers who have an increased probability of sales.


REAL ESTATE
Location Analysis & Geomarketing
Challenge
Assessing real estate requires an evaluation of the site and its neighborhood to efficiently understand risks and potential demand.

Solution
Our 7-page Localreport is created at the push of a button and evaluates the current situation and development of a location as well as its catchment areas. In the form of clear tables and graphs, details on population, economy, building stock and real estate demand are summarized and can be used to define target groups, new construction projects, portfolio optimizations or marketing strategies.

Result
A location market analysis can now be created with address precision in a short time and, if required, supplemented with custom solutions.
Microlayers and discount rate models
Challenge
The assessment of real estate for an individual portfolio strategy often is done manually and is therefore very person-dependent and time-consuming. Increasing the quality of the portfolio assessment and enabling an objective but individual strategy is of high value.

Solution
UDL developed data-driven ratings to quantify location preferences ("microratings") for 13 user groups, e.g. singles, senior housing and logistics, and integrated them into the existing application. The relocation behavior of individual segments was used to validate the metrics. The models can be adapted by the user and matched with their own portfolio.

Result
A significant reduction in the evaluation effort and an increase in objectivity for 8,000 units. The model is in use for the whole of Switzerland and can be accessed in our application.
Rental and sales price model
Challenge
Understand and communicate the real estate sales price structure in Medan (Indonesia) for fundraising.

Solution
Data-driven price prediction based on 12,000 reference properties and integration into an easy-to-use WebGIS.

Result
Successful fundraising from UK and Chinese investors for the development of 30'000 residential units.


Demand Flexoffice
Challenge
Flexoffice is a form of coworking, with increasing demand. However, an objective assessment and estimation of demand is only possible to a limited extent today and involves a lot of effort.

Solution
UDL, together with Immodea, has realized the first data-driven model for an assessment of flexoffice demand at the push of a button. This enables a detailed calculation of demand/target groups/potential at a location, as well as a regional assessment in map form.

Result
A fast and objective interpretation of the Flexoffice potential can now be evaluated for any location in Switzerland and can be easily determined for portfolios.


Demand Business Apartments
Challenge
Business apartments are serviced micro apartments which are rented out over a longer period of time. There are several providers, which also provide investing opportunities in this market. However, a systematic assessment of location suitability and demand is difficult for the portfolio manager.

Solution
UDL has created a decision support tool that allows an evaluation of the prospective rent level including micro location assessment and demand estimation.

Result
Avoidance of an unprofitable investment project thanks to review with UDL's solution.

Urban Planning
Challenge
Site planning for public uses such as swimming pools or schools requires an assessment of the location and catchment areas of existing properties, as well as future developments.

Solution
The application manager enables a simple evaluation of the location and catchment areas of all existing properties and real estate. They are enriched with location data and thus objectively comparable. Through integration with the Scout application and the Profiler, it is also possible to define and evaluate your own micro-location strategies.

Result
A simple tool that is easy to use in planning and enables efficient site and product planning.
RETAIL
Retail revenue forecast
Challenge
Location is essential for retailer sales and product knowledge. Residents and job density, proximity to public transport but also orientation of buildings and proximity to competitors are influential.

Solution
The application Scout gives a quick access to relevant data and allows to define own location strategies, which can also be used for store planning. The morpholgic description allows to work with the data model even across national borders. In combination with the manager, stores can be easily recorded, enriched and regularly reassessed.

Result
A simple tool that is easy to use in planning and enables efficient site and product planning.
