The sales team is thus usually not sufficiently informed about the sales potential of the individual products. Solution Our self-developed spatial matrix, allows to easily describe the similarities of customers based on their residential address. Freely following the motto "Tell me where you live and I'll tell you who you are", own customer data can be better evaluated - without using privacy or sensitive data. The machine learning framework Edision, which was developed in-house, provides support in building a model and the corresponding interfaces. Location Analysis & Geomarketing Challenge Assessing real estate requires an evaluation of the site and its neighborhood to efficiently understand risks and potential demand. Solution Our 7-page Localreport is created at the push of a button and evaluates the current situation and development of a location as well as its catchment areas. In the form of clear tables and graphs, details on population, economy, building stock and real estate demand are summarized and can be used to define target groups, new construction projects, portfolio optimizations or marketing strategies. Result A location market analysis can now be created with address precision in a short time and, if required, supplemented with custom solutions. |
Microlayers and discount rate models Challenge The assessment of real estate for an individual portfolio strategy often is done manually and is therefore very person-dependent and time-consuming. Increasing the quality of the portfolio assessment and enabling an objective but individual strategy is of high value. Solution UDL developed data-driven ratings to quantify location preferences ("microratings") for 13 user groups, e.g. singles, senior housing and logistics, and integrated them into the existing application. The relocation behavior of individual segments was used to validate the metrics. The models can be adapted by the user and matched with their own portfolio. Result A significant reduction in the evaluation effort and an increase in objectivity for 8,000 units. The model is in use for the whole of Switzerland and can be accessed in our application. |

This enables a detailed calculation of demand/target groups/potential at a location, as well as a regional assessment in map form. The morpholgic description allows to work with the data model even across national borders. In combination with the manager, stores can be easily recorded, enriched and regularly reassessed.
